We have got another great spreadsheet for you this week.  AND…I have one special deal that many many of you have been asking for all year long.  There are 13 homes on this weeks’ spreadsheet that can be purchased for less that 5k total out of pocket.  Just in case you have not been keeping up with the lending world you are now required to put 20% down on investment properties so a 100k investment property anywhere else would cost 20/25k out of pocket.  I just want to remind you that although I continue week after week to bring you these incredible deals it is not the norm at all. We are now getting several investors interested in the write-up below about the loan for investors with more than 10 properties and stated income.  We had an investor use this loan program to get two properties under contract last week.  I am going to leave the write-up below again so that you guys can see the pro/con list one more time. Now the “what some of you have begged for” scenario!! We have been asked over and over if there are deals that you could buy rehab and flip.  We have discouraged that all year and will continue to discourage it in most instances.  But the very first property on our spreadsheet this week is a wonderful property in one the hottest areas for sales inMemphis over the past year.  It can be purchased for 115k needs between 15 to 25k of renovations depending on how many upgrades you would like to put in and how frugal we could be on the rehab and should appraise for 200 to 210k.  You can purchase renovate and resale this home have an excellent opportunity to resell in a short time period.  You can even price aggressively and make a very nice profit.  If you are able to pay cash or use an equity line to purchase you can turn an even larger profit.  This is a private money lender – a Hedge Fund that is coming out of the wood work to fill some of the gaps that Fannie Mae and Freddie Mac are leaving open.  Many of you are going to get stuck on the fees being high and decide not to move forward and that is okay.  There are many many more of us out here that have no other way to continue buying properties and we are going to be all over this loan.  I invite each of you that need to get back going to get started again.  This is one of those programs that will probably slide in for a while and then slide back out.  Let’s use it while it is here. AND WE “GOLD STAR” every property!!  If you are not sure what gold star means here is a quick explanation.  We want every property rented as soon as possible and typically they rent within the first 45 to 60 days.  And we expect them to rent within the rent range that we have quoted you.  So in order to ensure that the property performs just like we state on our spreadsheet we stand behind it financially.  If the home does not rent within the first 90 days we sign a lease with the property management company for your home until it is rented.  And if the home rents under the stated rent range we supplement the rent while that tenant is in the home to make sure it at least achieves the low end of the rent range.  We know that the biggest fear in buying a home is will it rent and will it rent quickly.  So we offer the gold star protection just to give you more comfort.
